1. Not a Law Firm & No Legal Advice
The information published on this website (including blog articles, procedural guides, fee comparisons, and FAQ answers) is provided for general informational and administrative orientation purposes only. It does not constitute formal legal counsel and must not be relied upon as a substitute for professional legal advice from an advocate licensed by the Bar Council.
2. Attribution of Legal Drafting & Title Verification
All formal legal drafting, title investigation reports, 30-year search reports, and legal vetting of property agreements must be executed by and attributed to qualified, independent advocates. HomeRealtor5 facilitates administrative coordination between clients and independent advocates upon client request, but does not itself provide legal certification of property titles.
3. No Guarantee of Registration or Universal Remote Execution
The acceptance, execution, and registration of property documents, deeds, and Power of Attorney instruments are governed strictly by the Registration Act, 1908, the Maharashtra Stamp Act, and the statutory scrutiny of the relevant Sub-Registrar and Collector of Stamps offices.
- No Guaranteed Registration: HomeRealtor5 does not guarantee that any particular document, agreement, or deed will be registered. Approval and registration remain exclusively within the statutory authority and discretion of the presiding Sub-Registrar.
- No Universal Remote Registration: Under Maharashtra registration regulations, biometric verification (thumb impression and live webcam capture) before the Sub-Registrar is legally required. In cases where buyers cannot appear in person, execution must be facilitated through an authorized Power of Attorney holder as permitted by law. Universal remote registration cannot be promised or guaranteed.
4. Statutory Government Dues & Exclusion from Package Fees
All indicative service fees quoted by HomeRealtor5 (e.g. Basic Documentation ₹2,999, Agreement-to-Registration Support ₹7,999, NRI Property Concierge ₹14,999) represent professional remuneration for administrative coordination.
They do NOT include statutory Maharashtra State Stamp Duty, registration fees, municipal surcharges, or court fees. All statutory levies must be paid directly by the buyer/seller to the Government of Maharashtra via the official GRAS e-challan gateway.
5. Limitation of Reliance
While HomeRealtor5 takes diligence to ensure that procedural checklists, MahaRERA portal references, and ready-reckoner calculations are updated, statutory regulations and stamp duty rules change periodically. Buyers are advised to verify legal standing with qualified advocates prior to executing high-value financial commitments.
